Fees and payouts
No upfront cost to publish. Guests pay by card at checkout. Your payout is sent to Stripe after the stay completes — not the same day as an e-transfer. A host fee applies only when a booking completes (you keep about 96% of the listed price on a typical booking).
SwiftSpot does not remove every rental risk, and it is not same-day e-transfer. It is the booking link, capacity lock, and record after they pay — so Facebook stays the ad, not the calendar and bank.

Host protection
Card hold before dates lock, a booking record both sides can open, and payouts after the stay — the platform layer on top of the rental you already run.
Renters pay by card through Stripe before dates are locked. You are not relying on a verbal e-transfer promise.
After the stay, Stripe sends your earnings to your verified bank account. Guests do not pay you by cash or e-transfer.
Dates, access notes, and the listing cancellation policy sit on the booking. Eligible renter cancellations follow that policy, including the grace window.
Payment, dates, and access stay on the booking. If someone asks to finish by e-transfer or cash, you lose the card hold and the record.
SwiftSpot is not an insurance company and does not provide host liability coverage. Keep your own home or commercial policy for property damage. The Booking Guarantee covers renter access/price issues for paid bookings — not host property damage.

Yes. Keep Marketplace (or text, or a sign) as how people find you. Put the Instant Book link in that listing so they can book from the post. You can still send the same link if they message. SwiftSpot is the checkout, not a replacement for your ads.
Put your booking link in the Marketplace listing, or share it in Messenger or any post. They open Instant Book and pay from there. If someone messages first, send the same link. If dates are already agreed, send a payment link for those dates. After they pay, reply booked so the next person knows those dates are taken. You do not need a Discover listing — the booking link works on its own.
Use Block dates on that listing for the window you sold off-platform. Instant Book will not sell the same dates. No unpaid booking is created — it is only a blackout.
Parking and storage space you are allowed to rent, such as driveways, side pads, stalls, garage or indoor storage, sheds, outdoor yards, covered outdoor spaces, and warehouse-style bays. Your listing must follow the host terms you accept and any local requirements that apply to you.
Listing is free. There is no upfront cost to create or publish a listing. On completed bookings, hosts keep 96% of the listed price (SwiftSpot keeps 4% as a host fee). Host commission stays at the standard rate on the effective rental base, including when the CAD minimum base applies. Guests pay their own SwiftSpot service fee; it is not deducted from the price you set.
Guests pay by card at checkout. Your payout is sent to Stripe after the stay completes — not the same day as an e-transfer. You connect a payout account with Stripe. SwiftSpot does not store your full bank details in the app. After the stay completes, eligible earnings move to your Stripe balance, then to your bank on Stripe’s schedule.
Yes. You set recurring access hours, allowed booking types, and how far ahead people can book once. Paid bookings reduce remaining availability automatically so you are not tracking open spots only in a chat thread.
Depending on how you list, renters can book a named spot, one of several identical spaces, or a block of area for yards and flexible layouts. You set that up once; remaining availability updates from each paid booking.
Custom grid layout — placing your footprint on the map, splitting sections with dividers, drawing rounded bays, and painting each bookable spot — is rolling out soon. Named spots and identical spaces are available in the wizard today.
You choose your own rates. The optional estimator on this page uses the current standard host fee (4% on a typical-size booking) if you want a sample payout figure before you publish.
The booking shows up in your Host Portal with contact for that stay, payment details, dates, access notes, and history. Access instructions unlock for the guest on a delay when you have filled them in. Leave your Facebook post up — Instant Book already will not sell those dates. If someone else asks in Messenger, paste a booked reply from the order.
Paid checkouts with clear dates, access instructions, and cancellation rules tend to be more reliable than loose interest messages. No platform can guarantee every renter shows up.
